Simplifying LOMA Surveys and Applications
A LOMA application, or Letter of Map Amendment, is filed when a property has been unintentionally mapped as being in the floodplain, but is actually above the base flood elevation. If this is the case, sending in a LOMA is very important as it can move your property out of the floodplain. If the LOMA is approved it will allow you to get flood insurance at a lower premium, or could even grant you the option to not purchase it at all.The LOMA application process often requires that a licensed land surveyor inspect the property and prepare an Elevation Certificate. The inspection will determine whether or not the property should remain in the Special Flood Hazard Area (SFHA). Once this is all done and the request for change has been approved by FEMA, a change in the public record will be made and the property will no longer appear in the SFHA on the Flood Insurance Rate Map.
